A Swedish designer and metalworker, Arno discovered his paradise in Koh Phangan and decided to build the dream villa he wanted to live in — without compromise, without a developer, without a template. His Thai partner Nitta joined that vision and helped shape the life that grew alongside it.
The result is Ban Kinnaya: a self-sufficient ecological compound on a private hilltop above Srithanu, where the Gulf of Thailand fills the horizon every evening and nothing interrupts the view...
Most villas on Koh Phangan are anonymous concrete boxes. Ban Kinnaya has a soul, a story, and a deep connection with the land. There is nothing else like it on the island — and there never will be.

Three independent structures on 1,600 sqm of chanote-titled hilltop — each with its own character, each with its own view.
The compound sits at the end of a private road, with no neighbours in sight, open only to the sky and the sea.
A self-sufficient ecological complex as much as it is a home. The spatial separation makes it equally compelling as a private residence, a family estate, or a boutique retreat operation.
The centrepiece of the compound. Organic curved concrete, sculptural metalwork, and epoxy surfaces designed by a craftsman with no compromise. The kitchen, the dining area, the sofa, and the infinity pool all share the same open terrace, facing a 180-degree view of the Thai Gulf. Every evening, the sun drops straight into that view. You will stop what you are doing, take it in, and feel blessed to live here. Every time.

Private upper office — The Crow's Nest
Open-air pool facing the sea

Sea-facing BBQ terrace
The Treehouse earns its name. Perched above the hillside, this self-contained studio opens to the jungle canopy through floor-to-ceiling glass panels, with a vaulted skylight that tracks the sun across polished concrete floors all day. Sleep under the stars. Cook breakfast in a treetop open-air kitchen with glimpses of the sea. The jungle is not the backdrop. It's the space.

Part art installation, part jungle den, the Cave Studio is an atmospheric grotto carved into the hillside. Retreat into the sculptural, arched sleeping alcove or admire handcrafted biomorphic furniture. Step out to a cantilevered deck suspended in the tree canopy, sea on the horizon. It is unconventional, beautifully moody, and remains perfectly hidden away.

The hilltop position delivers complete privacy and unobstructed 360° views of ocean and jungle. The permaculture garden feeds you. Sweet mangoes and bananas growing on the side of stone paths, cherry tomatoes on the vine, papaya trees heavy with fruit at eye level. A lily pond, a thatched jungle sala, a stone staircase climbing to an open sky platform built for stargazing. The garden is not landscaping. It is a sustainable relationship with the land that bountifully provides:
Banana, Mango, Papaya, Dragon Fruit
Kale, Spinach, Tomatoes, Turmeric
Avocado, Pomegranate, Blackberry
Ginger, Basil, Mint, Lemongrass
Some evenings, time stops at Ban Kinnaya. The fire is lit. Crystal flutes catch the last light. Friends gather on the stone terrace as the Gulf turns gold, then pink, then deep violet. A table set with grilled prawns and garden herbs. Champagne. Laughter. Silence.
Other days are quieter — a coconut by the pool, a book, the eye-shaped window framing nothing but jungle and sky. A woman in white, alone with her thoughts and the horizon.
This is not a holiday. This is a life — unhurried, abundant, rooted in something real.
"Every morning, this. Every evening, this.
A horizon that belongs to no one and, for the right person, to one person alone."

Ban (บ้าน) is the Thai word for home — not just a house, but a place of belonging.
Kinnaya draws from Kinnara, a mythological being of Hindu and Buddhist tradition, half-human and half-bird, said to dwell in the celestial forests at the foot of the Himalayas. In Thai culture, the Kinnari — its graceful female form — embodies beauty, elegance, and the rare ability to exist between worlds. The Mahabharata describes the Kinnara as eternal lovers, forever united. Golden Kinnari figures still adorn temples across Thailand.
Ban Kinnaya: the home of the Kinnaya — a place between the ordinary and the exceptional, rooted in the land yet lifted beyond it.
L O C A T I O N
Ban Kinnaya sits at the top of a private road, surrounded by jungle. There is no through traffic, no passing footpath, no neighbouring structure blocking the horizon, no noise.
Just five minutes away lies Srithanu, the conscious-living capital of Koh Phangan and the island's most evolved and design-literate community.
The compound is private without being remote. The island's main road gives easy access to everything — while the hilltop position ensures that nothing and no one intrudes.
